The problem

The golden thread exists in law.
In practice, it's a different story.

01
Information gets lost when people move on
Health and safety files, inspection reports, maintenance records stored in spreadsheets and hard copy. When staff change, the knowledge walks out the door.
Learn more →
02
Decentralised systems, no single source of truth
Different teams use different systems. Maintenance logged one place, documents another, residents managed somewhere else. Nothing connected, nothing current.
Learn more →
03
Mandatory occurrences go unreported
Duty holders must operate an MOR system and submit notices to the BSR. Failure to report is a criminal offence — but without the right tools, incidents slip through.

The problem

The golden thread
exists in law.
In practice,
it's a different story.

The legislation is clear — duty holders must keep building safety information digitally, make it available to residents and the BSR on request, and understand the fire strategy for every part of the building they are responsible for. Many are not managing it the way the law requires.

Are you an Accountable Person?
If you own or are legally responsible for maintaining the common parts of a higher-risk residential building — you already are one. You don't need to register. The obligation exists from the moment the building is occupied. Even if your building falls below the higher-risk threshold, the Fire Safety Act 2021 and Fire Safety (England) Regulations 2022 impose ongoing obligations on all multi-occupied residential buildings.

Who this is for

You are
accountable.
We make it
manageable.

The Building Safety Act 2022 is now in force. If you own or are legally responsible for the common parts of a higher-risk residential building, you are an Accountable Person — and there must be one Principal Accountable Person clearly identifiable for the building.
